That means your business comes from people who already know you, instead of from leads you buy. Below is the whole process for joining, start to finish, including the part where it does not work out.

Why we build it this way

The National Association of REALTORS® 2026 Member Profile, published June 2026 on 2025 data, reports that the typical member earned 28% of their business from past clients and 22% from referrals. For members with 16 or more years in the business, repeat clients alone are about half the pipeline.

Relationship business is the largest single source of work in this industry, and it is the one source a new agent starts with none of. It does not arrive; it gets built, on purpose, in a specific order, starting the first week. That is what we train, and it is the only thing this team is set up to teach.

Who this is for

If you are in school or newly licensed: this is built for you. The six steps below are the entire process. There is nothing behind them.

If you have not enrolled in school yet: our chat starts once you are in real estate school or already licensed. That is not a brush-off and it is not a judgement about you. It is simply where this process begins, and having the conversation before then would spend your time on decisions you cannot act on yet. Get enrolled first. The form at the bottom of this page will still be here, and so will we.

If you are already licensed and producing: everyone who joins this team goes through 100 Days to Greatness, including agents who arrive with a database and a closing history. That is not a comment on your experience; it is how we make sure everyone here is running the same system. If that is not what you are looking for, the conversation is still worth having, and I will tell you straight if I think you would do better somewhere else.

What happens if you raise your hand

Here is the whole process, in order. Six steps. Under each one I have written what it actually costs you, including the four that cost nothing.

  1. Step 1. You reach out.

    You fill in the form below, or you email me directly. Nothing else happens until we talk.

  2. Step 2. We have a chat.

    We talk about where you are, what you want, and whether this is a reasonable fit. That is a decision both of us make, out loud, on the call.

    One conversation. You can stop here and nothing is owed.

  3. Step 3. You interview with KW Memorial.

    To go further you schedule an interview with the brokerage. This one is the market center's decision, not ours. We do not control the outcome and we will not pretend otherwise.

    Your time.

  4. Step 4. You register for 100 Days to Greatness.

    This is the course. It is a Buffini & Company program, you buy it from Buffini, and it is not free. It is self-paced, so registering is the same act as starting — there is no date to wait for. More on it in the next section.

    What this step costs you

    The class fee, set by Buffini. This is the first step that costs money and the first one that is hard to undo.

  5. Step 5. You attend our team meetings and the brokerage's training while you work through the course.

    You are in the room with the team for the whole 100 days, not waiting outside it.

    A standing weekly team meeting, plus the action steps in the course itself. The action steps are the course; skipping them is skipping it.

  6. Step 6. You graduate, and then we decide.

    On graduation you may be invited to join the team. If you are not, we have sponsored you into a great brokerage, and you keep the license, the training and the database you built.

    Nothing further.

What 100 Days to Greatness actually is

100 Days to Greatness is not a Keller Williams program. It is a course from Buffini & Company and you buy it from them.

What is in it: a weekly action plan, a training workbook, monthly marketing mailings you send to your own database, an online resource center with the videos and role plays, and the Referral Maker CRM. That list is from Buffini's own course page, checked 2026-09-01.

What it costs: Buffini sets the price and changes it. When I checked their page on 2026-09-01 it listed more than one price for the same course on the same page, so I am not going to print a figure here that may be wrong by the time you read this. How you take it: it is self-paced. You start when you are ready rather than waiting for a group to form or a term to begin, and you work through it at the speed your own week allows. Nothing on this page is gated behind a date.

How long: about 100 days of work, and the pace is yours. Some people run it faster than that and some slower, around a job they are still leaving.

Who is behind it here: the course is Buffini's and you work through it yourself. What this team adds is the part a course cannot give you — our own room, our weekly meeting, and people who have been through the same material and are running the same system. You are doing it yourself, not on your own.

What you get while you are in it

  • The weekly team meeting: wins, pipeline review, a market update, a training topic, and accountability on your numbers. You are in it from week one.
  • The brokerage's training calendar: KW Memorial runs its own classes and you have them in addition to the course, not instead of it.
  • A person you can text: someone on this team, directly. Not a support queue and not a form.
  • The modules, whenever you are: the course material is online and open to you at any hour, so a bad week costs you a week and nothing more.
  • The team around you: the other agents here, who have been through the same course and are running the same system you are learning.

What happens if it does not work out

Not everyone who finishes the class gets invited onto the team, and I would rather you read that here than find it out in month four. If we do not invite you, here is where you actually stand: you are licensed, you are sponsored at a good brokerage, you have finished a 100-day course, and you have a database you built yourself and take with you. You are not back where you started, and you are not out on your own.

Questions people ask

I do not have my license yet. Should I still reach out?

If you are enrolled in real estate school, yes, absolutely. That is where this starts, and we will talk about how the six steps above land on your timeline. If you have not enrolled yet, do that part first and then come back to me: our chat begins once you are in school or licensed. There is nothing to be embarrassed about at that stage. Everyone here started there.

What does the class cost, and is any of it reimbursed?

Buffini sets the price and it is on their page; I have linked it above rather than print a number that may change. Reimbursement is a KW Memorial question and I will give you the current answer on the call rather than a stale one here.

What is the commission split?

Splits, caps and fees come from the brokerage agreement you sign, so that conversation belongs with KW Memorial in step 3 and with me on the call. I am not going to put a number on this page that turns out not to be your number.

I am already licensed somewhere else. What does moving involve?

You interview with KW Memorial like anyone else, and if they take you on, your license moves to their sponsorship. Your pending deals and your existing brokerage agreement are the two things to sort out first, and we will walk through both before you do anything.

How much time does this take each week?

Mostly it is up to you, because the course is self-paced: the modules and the action steps that go with them take as much of your week as you give them. The one fixed thing is our weekly team meeting. The action steps are the part people underestimate; they are the actual course, and doing them is what separates the agents who finish from the ones who do not.

What if I am not invited to the team at the end?

Then you are licensed, sponsored at a good brokerage, finished with a 100-day course, and holding a database you built. Same answer as above; I am not going to give you a softer version of it down here.
